It depends on your income, expenses, existing debts and deposit size. As a rough guide, most lenders will lend around 6x your gross income — but every lender calculates it differently. I'll run the numbers across multiple lenders so you know your actual borrowing power, not just a guess.

It's a government scheme that lets eligible first home buyers purchase with as little as 5% deposit — without paying Lenders Mortgage Insurance (LMI). The government guarantees the gap between your deposit and the usual 20%. There are limited spots each financial year, so it's worth checking eligibility early.

Yes. Plenty of people buy with 10% or even 5% deposit. You'll usually need to pay LMI (Lenders Mortgage Insurance) if you're under 20%, but there are ways to avoid it — like the First Home Guarantee or using a family guarantor. I'll walk you through exactly what applies to your situation.

Most pre-approvals are valid for 90 days, though some lenders give you up to 6 months. If it lapses, we can usually renew it pretty quickly as long as your situation hasn't changed much. I always recommend getting pre-approved before you start looking — it gives you confidence at auctions and with agents.
